Two numbers decide most home loan applications before anyone looks at the property. FOIR — the share of your income already committed to EMIs — and LTV, the proportion of the property value a lender will fund. Regulatory LTV ceilings step down as the loan size rises, and the balance is your down payment, on top of stamp duty and registration, which are never funded. Buyers are caught by that gap more often than by anything else. We work out both numbers with you first, so the shortfall is known months before it is due.
