Loan Against Property
Your property secures the loan, but it is the title that gets tested first — lenders sanction 50–70% of current market value, yet the number that actually matters is whether the title chain is clean enough to clear legal and technical verification at all. Income and FOIR decide the amount; the paperwork decides whether there’s a loan.
Because the funds aren’t tied to purchasing the mortgaged asset, LAP carries a rate premium over a home loan and a shorter maximum tenure — commonly up to 15 years against roughly 30 for a home purchase loan. That shorter tenure raises the EMI for the same amount, which is where FOIR calculations most often come up short against expectations set by the sanction amount alone.

What usually goes wrong
Strong income doesn’t save a file with a weak title. Gaps in the chain of ownership documents, an unapproved building layout, pending litigation, or a property still under a family partition are the most common reasons a technically-eligible applicant gets declined. Getting the title reviewed before applying — not after a lender’s legal team flags it — is the single step that saves the most time.
